About the project

The number of brands sold by the Hinode Car Expert car dealership had grown — the existing showroom and service center were no longer sufficient. The new showroom was added onto the existing building, while a separate hall housed a new service center and paint shop.

BILT's roles on this project

Structural work (foundation): With our own dedicated reinforced concrete team, without involving a subcontractor.

Project management: We managed the construction process as project manager through to turnkey handover. Construction contracts and material procurement were signed directly with the client.

Challenges

  • Connecting to the existing building with custom technical solutions
  • When extending the existing steel-framed showroom, the structural precision of the connection points and the exact alignment with the existing foundation required custom technical solutions - working into an existing structure is always different from building from scratch.
  • Throughout construction, the original service center continued operating without interruption.

How we worked

Annual-level risk schedule at project kickoff
From the very start, we thought through the entire construction process in advance: identifying critical work phases, potential delay points, and subcontractor capacity risks. This allowed us to secure, in advance, materials with long lead times and specialist teams with limited capacity - before any problems actually arose.

Owner-level control
Project oversight happens at the owner level, not delegated. Quality and technical decisions are made exactly where and when they're needed. Large general contractors rarely reach this level of involvement - for us, it's the baseline.

In-house reinforced concrete team on foundation work.
The foundation work proceeded quickly and flexibly - with no need to wait on subcontractor coordination. Within such a tight timeframe, this isn't just an administrative advantage - it means days gained.

Weekly operational scheduling.
The annual plan alone isn't enough - we tracked actual progress on a weekly basis and stepped in immediately whenever a work phase started to slip.

Weekly on-site quality control.
Even in the project management role, we upheld BILT's quality standards through regular, documented on-site inspections. Quality was never sacrificed to schedule pressure.

Weekly coordination with the investor HINODE Car Expert received an up-to-date picture every week of progress, emerging issues, and decision points - so that delays in the investor's decision-making could not translate into delays in construction.
